Many "restorations" are projects, "work in progress."  Not this Upcountry Transitional Federal/Greek Revival home  - it has been painstakingly, properly and completely restored from the frame up to provide the owner with many years of trouble free living, and has been maintained since restoration to its former glory when new. No expense was spared to "do it right." It is a fully finished restoration.

Since it had never been wired, plumbed, heated, nor insulated, it received 100% new plumbing, 12 Ga. Copper wiring,  HVAC, full insulation and interlocking weather stripping, new roof and brought up to Code including firestops and Duke Energy's Energy Efficient Rating at restoration!

Hennigan Place is a locally designated Charlotte-Mecklenburg Historic Site, and qualifies for a 50% Property Tax deferral.

This exquisite owner occupied antebellum plantation, circa 1840, is located near I-485 and Providence Road in desirable South Charlotte, convenient to nearby upscale shopping, restaurants, and the Charlotte Douglas International Airport (CLT).  Public School assignments are the most desirable Elementary, Middle and High School in the Charlotte area.  Nearby are several premiere private schools.

This is one of the "estimated between 5 and 10 homes of similar age (exsitent) in the county," according to Stewart Gray, Preservation Planner for the Charlotte-Mecklenburg Historic Landmarks Commission, in the Meck. Times.*

This breathtaking property, with nearly 700' of road frontage, is surrounded by trees on every side, insuring privacy. Majestic old oak trees and over 170 azaleas greet you as you drive in.  The magnificent landscaping and lovely formal gardens with nearby well house/potting shed provide a tranquil setting and a retreat from the pressures of modern life.  It is protected by Deed Restrictions.

A 2-story heated/air conditioned garage/shop has a 520 square foot upstairs paneled area for multi-use space, with potential for conversion to additional living space.

We keep our horses right in our side yard !  The property has a well restored 2-stall barn with loft for over 100 bales of hay or straw, a well-appointed Tack Room, and about 2.5 acres of lush fenced pasture plus some wooded trails.  The lighted, well-ventillated barn features large beams and thick oak stall lining.  Stall floors are the Equi-terr Floor Stabilization System with excellent drainage.  The breezeway is concrete with a sloping wash area at the rear.  An automatic insect spray system is featured.  Several hydrants provide city water throughout the property, supplemented by a private well used for agricultural purposes.  Click for Barn Special Features.

Hennigan Place provides the beauty of the Old South with access to modern amenities of the New South, giving the owners the Best of Both Worlds, with

3 Bedrooms, 2 1/2 Baths, Living Room, Formal Dining Room, a large country Kitchen with Breakfast Area, and wide Center Halls on both floors.  There are 3 working fireplaces, Heart Pine Floors, real plaster, and hand-planed moldings.  Flue liners and dampers have been installed.
